Versatility is the key to pleasing apartment buyers and Queens Riverside sales agent Janine Thomas has delivered an outstanding result for one of her client families.
Ms Thomas was dealing with a family who were considering one of the four penthouses on offer in the spectacular QIII apartment tower. However the family wanted even more space than the penthouses offered, and they needed four car parking bays for their teenage and adult children.
The family has a large house in the suburbs but their children want to live closer to the city and their universities. They also want a level of independence.
The solution? Move down one level from the penthouses, to level 23 of the 26 storey QIII tower, and buy two adjoining three-bedroom, two bathroom apartments.
The result? A six bedroom, four bathroom residence with stunning views, four parking bays and a purchase price below the penthouse rate!
The combined apartments will be modified to provide internal access and the purchasers earned a discount on the second apartment, making the contract price $2.6-million, compared with the penthouse price range of $2.725-million to $3.25-million.
The combined apartment will offer a total area of 265 sqm, compared with the penthouse offerings, which range from 238sqm to 303sqm inclusive of balcony and outdoor spaces.
“They’ve certainly got the penthouse lifestyle,” said Ms Thomas. “They have very large apartments with stunning balconies offering views over the Swan River to Burswood and beyond from the east facing apartment, and views of Queens Gardens from the north-facing apartment.”
“It’s a great location with terrific views, being on the very edge of the CBD and just a short stroll to the Swan River, Queens Gardens, the WACA and the city itself,” she said.
Frasers Property Australia is developing more than 400 luxury apartments across three buildings on the site of the former bus depot and has already opened Fraser Suites Perth, a 236 room all-suites gold standard serviced residence.
QIII is the first of the three apartment towers and offers spectacular views. The development will deliver a new urban quarter for Perth at a time when demand for inner city accommodation is increasing sharply.

The concept master plan for Queens Riverside was by Jones Coulter Young Architects. The design of QIII is by Perth architect Bruce Robinson, who was also responsible for the design of the Raffles redevelopment at Canning Bridge.

Strong sales recorded by Queens Riverside

In something of a contradiction to the present market, Frasers Property Australia has recorded strong sales of its flagship QIII apartments within its prestigious Queens Riverside development in East Perth.
Amid conflicting reports on market sentiment, sales of high quality city apartments remain strong, with particular emphasis on one bedroom and studio apartments that can offer attractive yields to investors.
Sales agent Wayne Briggs said sales at QIII, the first residential stage of Queens Riverside, had passed the 70% mark in September, with 204 of the 267 available apartments sold off the plan, including all but one of the 44 one-bedroom apartments.
15 apartments were sold at QIII in September, priced from $365,000 to $1,579,050; over $11 million in sales for the month. Mr Briggs said the quality of Frasers’ offering at Queens Riverside was a key factor in the success of the project.
“These apartments offer great floor plans, outstanding levels of finish and unprecedented lifestyle services in what will be a great location,” he said. The Queens Riverside development combines 438 residential apartments in three separate buildings with commercial and retail suites, a new dining precinct and Fraser Suites Perth, a 236 room all-suites serviced residences operated under the Frasers Hospitality brand.

Perth family praise Queens Riverside for quality

It’s not just the one-bedroom apartments proving popular at QIII. Perth businessman Thomas Kong and his wife Pamela love apartment living and have invested in a spectacular two-bedroom, two-bathroom apartment on level 15 of the building.
“We’ve bought five apartments in Perth over the past six years, always focusing on capital growth and rental yields, and QIII looks to be the perfect investment at the present time,” said Mr Kong.
“We love big, bright views and we are presently living on Terrace Road, which is a great location, but the views from our new QIII apartment are outstanding.”
The Kongs paid $900,000 for a stunning corner apartment with views to the south, southwest, south-east, east and north-east.
“All our properties are good rental propositions but we’ll definitely live in this one!” he said. The couple was also impressed by the enclosed loggia (balcony) space, the apartment’s floor-to-ceiling windows and the floor plan.
“Above all, I think the quality of the finishes stands out because there’ve been some fairly dodgy apartment developments in Perth, but Frasers’ international reputation is beyond question. They also offer the only true walk-through display apartment that we’ve seen in Perth.”
Mr Kong said the couple appreciated the ability to be able to ‘lock and leave’ the apartment, which fits with their frequent travels.

Queens Riverside penthouse buyer attracted by quality

A respected but low profile Perth business family have emerged as the buyers of the first penthouse apartment sold in the flagship Qlll building at Frasers Property Australia’s Queens Riverside in East Perth.
The $3.5-million level 24 penthouse apartment spans 260m2 of living area with a stunning terrace deck area of 171m2 offering spectacular views to the south-east, south and southwest across the Swan River. The buyers prefer to remain anonymous but the family patriarch said he had been inspecting investment apartments with his adult daughter when he first saw the Frasers display suite.
"I wasn't planning to buy anything myself but we'd looked at many properties for my daughter and I was impressed by the history of developments done by Frasers internationally," he said. The family expects the purchase will be a solid investment. "We believe there will be a healthy investment upside because of the amenity of Queens Riverside and the new Waterbank development closer to the Causeway."
The owners are now working with Frasers Property Australia and an interior designer to finalise the layout of their new apartment, which they intend to use as a pied-à-terre alternative to their coastal home on Perth's northern beaches.

In a luxury property market first, apartment residents at the landmark Queens Riverside development will be offered food and beverage room service from the adjacent Fraser Suites Perth serviced residences.
Fraser Suites Perth general manager Bernard Teo said the offer of food and beverage room service was a natural fit in the masterplanned development.
"This is a trend that is developing in co-located developments in Europe and Asia and our international arm, Frasers Hospitality, has agreed that we should offer the service here, where the amenity of Queens Riverside is such an important element of the project," he said.

Riverside works underway

Works on the Metropolitan Redevelopment Authority's Riverside project are now underway. The Riverside project, of which Queens Riverside forms a part of, will help transform the eastern gateway into the city and create a vibrant new destination for the people of Perth and visitors to the city.
Works to achieve the vision for Riverside are now underway and will involve stabilising ground conditions to ensure the site is ready for future public spaces and development, and creating new connections that will cater for the growing numbers of people who will live, work and socialise in the Riverside area.

Metier appointed for retail and commercial leasing at Queens Riverside

Frasers Property Australia has appointed local firm Metier to lease the retail and commercial tenancies in the first stage of its $450 million Queens Riverside development.
Set to open in September, the retail tenancies are on the ground floor of Fraser Suites, Perth. The five tenancies range from 136sqm – 185sqm, and most are ideally located facing Adelaide Terrace and De Vlamingh Avenue.
The future commercial space of a total 916sqm is being offered in four tenancies ranging between 182sqm and 275sqm on the second and third floors of the 23-storey building.
Once complete, Queens Riverside will consist of 408 residential apartments, 236 serviced apartments, retail and commercial spaces, all located in a vibrant urban quarter within the significant Riverside precinct, offering an active on-site customer base for retail ventures.
QIII breaks $100million mark

With over 50% of the building now sold QIII has just burst through the $100-million mark for total gross sales to date with over 145 sales.

Frasers Property Australia has recorded impressive pre-sales for its landmark 'Qlll' apartment building in East Perth, with more than 115 apartments now sold in the newly released development. Total sales since the formal launch on 7th October 2011 are 122 apartments, achieving $88- million at an average price of $721,311. Top value to date is $1.4m for a three-bedroom apartment on the 21st floor.
The month of November alone yielded 44 sales valued at more than $32-million.
